The clients loved their neighbourhood. They lived in a suburb where period and contemporary homes blended harmoniously imbuing a sense of feel good and friendly community. Their home, a post war weatherboard had views to a park across the way and was walking distance to the local amenities. Whilst offering a level of comfort and respecting the architectural features, space was seriously lacking.
The clients had a clear and defined idea of the extension design and renovation to the existing home that would suit their lifestyle needs. Following a consultation with Senior Design Consultant Steve Drougas, a contemporary approach was taken with the extension of this traditional house. The design brief involved transforming the facade and then adding a contemporary ground and first floor extension featuring a void between the two levels. A dynamic relationship ensued between the old and new resulting in a construction that was not only functional but visually impressive.
Retaining the original warmth and character of this traditional home with its high ceilings and classic cornices was one of the vital criteria during the planning and concept stage. Respectful transformation of the post war façade into a beautiful Californian bungalow inspired design resulted. With its new front porch and covered area, clients could sit back and watch the world pass by.
Internal works started with a partial demolition of an existing enclosed verandah/sunroom, a study and WC at the rear making way for the new addition.
A light filled living area leading from the existing kitchen was created, flanked by an expansive master bedroom and Walk in Robe. The en suite was delicately and beautifully finished with Italian travertine tiles and the walls adorned with bespoke glass mosaic in an array of Aquamarine blues.
The laundry located on the other side of the living area was not overlooked, and the clients love of bold accent colours features in the slick deep red joinery and glass mosaic splash back. The main feature of the extension was the 3.8 x 3.3m void over the Living Area, with a half-height plastered wall along the left hand side hiding the staircase which leads to a private study and library.
Natural Pine flooring, square set cornices and a frameless glass balustrade fixed with stainless steel pins enhanced the voids visual experience of dramatic light filled openness. A multitude of cubed and rectangular windows were strategically placed vertically and horizontally throughout the ground and first floor addition. Taking full advantage of the northerly aspects, these windows allowed a vast amount of natural light to stream through showcasing the central tiered chandelier. Work and relaxation spaces blended beautifully; seamlessly connected around the void.
No build is without its obstacles and in this case soil tests revealed that the property was located on an old Bluestone quarry fill site. Resolution came through clever engineering and re considered methods of construction but this did cause a significant delay getting to site. The strength of the relationship with the client was critical in achieving a great outcome. From concept to completion there were clear lines of communication between the client and Supa Group’s building and contracts administration team.
Given the considerable hidden costs due to the site constraints the project represented excellent value. Supa Group also worked with the client, where practicable, to exclude certain works that the client was comfortable in carrying out themselves so overall a great result was achieved within the clients budget.
Despite the size of the project, variations to the initial contracted price were kept to a minimum and represented only 3.5% of the total cost of the project, so the client knew exactly where they were financially from the start of the project.
The extension is well insulated and the owners took the opportunity during the course of the works to properly insulate the existing residence with R2.5 insulation to external walls and R5.0 with a 55mm thick insulation blanket to the roof, improving the overall comfort and energy efficiency of the home.
The exterior of the extension with its contrasting palette of white and bold blue reflects the overall modern style of the new additions interior. For a modern, durable and stylish finish, the external cladding was made up of 3 components. Vertically hung James Hardies Scyon Axon cladding was used for the double storey eyebrow to the rear with rendered polystyrene to the inside of the eyebrow and finally James Hardies Prime Line Weatherboards to the remaining.
A new open pergola connects the new carport and garage. One addition to the plans was the incorporation of a small area of decking adjoining the sliding doors to the backyard.
The rear extension also has limited street impact and is barely visible from the street, and the design allowed for the retention of a fabulous Jacaranda tree in the back yard.
