Renovating a Bathroom

22 January 2016
By KM & NG

There is nothing more pleasurable than a beautifully renovated and functional bathroom. Though it may be the smallest room in the house, a well designed and renovated bathroom can add value to your home as long as it’s in keeping with the overall quality of the house.

According to a recent HIA survey, the average cost of a complete bathroom renovation in 2015 cost between $15,500 and $20,000. Costs can blow out because bathrooms involve a multitude of trades, and depending on the dimensions and finishes can take up a significant portion of your renovation budget.

Considering the bathroom integrates multiple functions, careful thought and planning will go a long way to achieving the best results.

Evaluate your current bathroom and list elements that you like and dislike. This will help determine the style and feel your final bathroom design will reflect. Remember to consider its functionality; who will be using the bathroom and how. Setting a budget will help guide you to make decisions about what to include in the remodel.

Costs can be reduced by not moving existing plumbing and instead allocating some of your budget to quality fittings and materials. Beautiful quality tapware or a touch of natural stone in the vanity will leave a lasting impression on your experience.

You can also get better value from your trades if they do other work on your house at the same time as a bathroom renovation. This is because they often have minimum call out times or they may be more willing to reduce a square meter rate if there is more work to be done at the one site. All work should be conducted by certified and licensed trades people.

Contracting a designer to measure and design the layout of your new bathroom can prove useful as the conceptual drawings will provide measurements and specifications making shopping for correct fixtures easier. At Supa Group, in addition to the working drawings that are prepared as part of your house extension, we also prepare specific bathroom elevations that trades use to ensure the exact placement of toilet pans and cisterns, vanities, tapware, baths and showers.

There are specific elements of the National Construction Code and Australian Standard in respect to bathrooms that need to be observed including minimum falls to drainage points, waterproofing and location of electrical points.

Shop around for fixtures and finishes, try before buying and check that products comply with Australian Standards as many cost effective products on the market today are inferior in performance and energy saving and represent a false economy. Another important consideration is water conservation, so think carefully about flow rate and shower heads.

Be prepared for the possibility of asbestos. It is commonly found in bathroom walls, floors and ceilings so consult your designer or builder about the potential presence of asbestos. Removal of asbestos should be conducted by a licensed asbestos handler, and it has to be disposed of in a lawful manner.
